5TRACKS : un hub polyvalent qui revitalise un quartier néerlandais

Dans les villes du monde entier, des centres de transit coexistent avec des tours commerciales destinées à servir des milliers de travailleurs et de navetteurs chaque jour, dont la plupart accordent peu d’attention aux éléments qui confèrent à ces environnements leur caractère unique.

Pour un nouveau pôle mixte achevé par Shift architecture urbanism et Powerhouse Company, une gare voisine a servi d’inspiration pour un projet qui a transformé le quartier en renforçant les liens entre ses habitants et les lieux.

« Les bâtiments deviennent souvent des lieux où les individus restent isolés dans leurs propres bulles. La conception de 5TRACKS s’oppose à cela en favorisant l’interaction sociale à travers des espaces partagés intégrés avec soin, permettant aux communautés de prospérer », affirme Thijs van Bijsterveldt, co-fondateur, Shift architecture urbanism.

Situé à Breda, aux Pays-Bas, un site autrefois négligé près de la gare centrale accueille désormais des logements, des bureaux et un hôtel. Trois volumes triangulaires, baptisés Platforms A, B et C en clin d’œil aux navetteurs, sont unis par des façades en briques superposées qui font écho au paysage urbain.

Au total, 168 appartements occupent les étages supérieurs d’une zone clé du complexe. Les espaces de bureaux sont centralisés autour d’atriums, chacun équipé d’un arbre à pleine taille, de puits de lumière et de façades vitrées qui s’ouvrent sur la cour commune. Ces sections font aussi office de ce que les équipes appellent des « salons urbains », car elles encouragent l’interaction en plein air.

Les architectes ont mis l’accent sur la durabilité et le bien-être, à l’intérieur comme à l’extérieur, en accord avec les normes Paris Proof et certifié WELL Platinum. Un jardin soutient la biodiversité sur chacune des plateformes, et un toit de rétention capte plus de 100 000 gallons d’eau de pluie. Des panneaux solaires produisent de l’électricité renouvelable pour les installations communes.

C’est une approche tournée vers l’avenir qui offre l’ultime adaptabilité pour tous les utilisateurs actuels et ceux qui visiteront les lieux dans les années à venir. « La structure ouverte et les noyaux positionnés de manière stratégique permettent d’accueillir des dispositions des bureaux de tailles très différentes. Cette liberté spatiale permet à 5TRACKS de répondre à l’évolution des besoins d’espace à l’avenir », ajoute Stefan Prins, partenaire et architecte chez Powerhouse Company.
